Step-by-step algorithm for obtaining a Greek residence permit

Before the final signing of the purchase agreement, according to Greek law, it is necessary to pay the tax on the transfer of property rights, approximately 3.09% of the purchase price. The payment is made by our lawyer under your power of attorney. After the payment, we carry out a second legal review and set the date of the transaction at the notary. IMPORTANT: you transfer money to the seller’s account only on your own behalf and from your personal account opened outside of Russia. The notary is the guarantor of the security, safety of money and purity of a real estate transaction in Greece. Real estate is registered in the Land Registry or Cadastre and a certificate of ownership is issued.
If you immediately buy ready-made housing for 400 or 800 thousand euros, then at this stage we prepare documents for the whole family and apply for a residence permit. If you choose a program for 250 thousand euros, then we need about 3 months after the purchase to transfer the commercial property to a residential building, and then immediately apply for a residence permit. Required documents: ·Foreign passports of all family members ·Birth certificates of children (with Apostille) ·Marriage certificate (with Apostille) ·Medical insurance policies (issued in Greece by our lawyers) ·Government fees and fees for applying for a residence permit (paid by our lawyers by proxy) A few working days after submitting the application, you will be issued a temporary certificate (“White Paper”), which allows the whole family to legally stay in Greece until you receive a Golden Visa.
